Overview
A solo agent competing against brokerages with far larger marketing budgets.
The scenario: an agent who has sold in the same few blocks for years and knows the area better than anyone, working from a franchise template — the same one every other agent in the network has, with a headshot swapped in and a listings feed covering the entire metro area.
Competing on inventory was never going to work. The strategy is to compete on knowing the neighbourhood, which means the site has to be a genuinely useful local resource first and a lead magnet second.

Approach
Build the neighbourhood guide the agent is already writing in their head.
The approach starts with recording the agent talking about the area, then turning it into the site's spine: street-by-street guides, what the school catchment actually means in practice, which blocks flood, where the good coffee is. Each guide carries the listings inside its own boundary, so the content and the inventory reinforce each other instead of sitting in separate sections.
A home-valuation tool sits at the end of each guide, scoped to that specific area — not a generic estimate widget but a request for one agent's read on a specific street. Asking a narrower question is the whole point.


Intent
Rank for the searches a franchise template will never bother to write for.
The guides carry the site. Neighbourhood-plus-real-estate queries are winnable by a solo agent precisely because they demand local knowledge nobody else is willing to write down — which is the one advantage a franchise template cannot copy.
It changes the enquiry too. A valuation request arriving from a specific guide carries context: which street, which guide, what the person was weighing up. The conversation starts several steps further along.
